What do I need to pay?
Upfront costs can be broken down in to three sections:
Tenancy fees - these may vary from property to property, but can be found on our property adverts on Rightmove. They are non-refundable if you choose not to go ahead with the tenancy, and cover the costs of administration.
Rent - typically the first months rent is due before you move in.
Deposit - A deposit is likely to be due, but no more than 6 weeks rent. This is not held by LTF Lettings, and is fully protected. Details are below.
Is my deposit safe?
Yes, we use the DPS, who hold your deposit for the duration of the tenancy and are responsible for arbitration if a dispute arises at the end of the tenancy.
However, this can be lengthy and inconvenient for the landlord as well as the tenant, so we try to reduce the likelihood by providing a full inventory at the start which you can keep a copy of, and will let you know during our periodic inspections if anything looks like it may need work.
What about maintenance?
On all the properties that we manage we are available 24/7 for maintenance issues.
Additionally, we will ensure that if any property maintenance like gardening is required in your contract, that the necessary tools are provided and you have all the information you might need as well as being aware of what is expected of you
I'm moving to the UK/area and can't view the property - how can I check it's right for me?
We appreciate that international students and those relocating for various reasons can't always get to see the property in person. As such, we are happy to do a video tour or online viewing for you with one of our agents walking you round the property by video link and answering any questions/showing extra detail as you need.
