We work with mortgage advisors, financial planners and professional property-sourcers as well as going with you to view new potential purchases to ensure there are no more empty promises and no more empty properties. Additionally, unless requested otherwise we would

  • Register the deposit with the DPS
  • Arrange a Gas Safety Certificate and Energy Performance Certificate if not already held
  • Arrange an inventory prior to move in

Finding a tenant

For managed properties

Maintenance - Many landlords have preferred contractors, and whilst some would rather give us a green light below a price threshold, others would like to be involved in every maintenance decision. Either way, we have a team of dedicated contractors available to help with any issue, big or small.

Rent - Unlike most agencies, we reconcile the bank account and make rent payments every single day, so as soon as your tenant has paid us, we will ensure funds are passed on. Similarly, this means that if payment is late, you are notified immediately and able to proactively decide on the next step.

Utilities - We make every effort to notify all utilities that tenants have moved in. We often refer tenants to services such as Look After My Bills to make this process easier for them and us, and can either settle any remaining account balances on your behalf and deduct from the rent, or pass these on to you directly for resolution.

Inspections and renewals - as standard, we inspect all fully managed properties once a quarter, sending property reports across to you with any changes or potential issues highlighted. Additionally, we take this as an opportunity to ensure tenants are happy in the property, and to proactively broach the subject of tenancy renewals, to avoid any uncertainty or get the property back on the market as soon as possible. Within the past twelve months we have maintained a renewal rate of over 90% on our fully managed properties.
